Continuous improvement (CI) is an important factor in gaining efficiency improvements in industrialised housebuilding. Despite this there are few successful examples of its implementation and results showing long-term efficiency enhancements are mostly absent. In contrast, discrete event simulation (DES) is increasingly popular in analysing and redesigning processes in the construction supply chains. It also provides opportunities to support decision making in continuous improvement. This paper presents a two-year case study of the implementation of CI, investigating the first assembly phase of 43 buildings. By comparing initial and improved state with DES and clear advantages are shown. Introduction For timber frame constructions and depending on the degree of prefabrication, assembly from floor plate to roof level is incurs most costs. Consequently, improving on-site assembly by reducing rework and delay times is significant. Continuous improvement (CI) provides many opportunities to reduce defects and delays as well as in initiating improvements. The aim of this study is to reduce assembly time during the construction of prefabricated timber frame family houses by the use of CI to both reduce time losses caused by rework and to enable faster assembling through elaborated components and processes. Savings are expected by reducing part sequence failure, design faults and defective parts. Additionally, improvement of processing times and a reduction of part quantity should contribute to further savings. Efficiency enhancements were assessed with discrete event simulation (DES). The contribution of this paper is twofold: (1) It provides the results of performance improvements in the following of a long-term application of CI in a prefab housebuilding company and (2) evaluates the advantageous of DES to supplement decision making in CI projects.
